We have an in-depth knowledge of the local residential lettings market, and work closely with both landlords and prospective tenants to ensure rental negotiations are progressed efficiently, with both integrity and professionalism.
Our aim is to combine the use of the latest technology with outstanding customer service, whilst dispensing with the expensive overheads of a high street office. As such, we are able to offer highly competitive fees.

We can offer two types of letting service; either Let Only Service or Fully Managed Service.
Let Only Service
- Market your property
- Conduct viewings
- Vet prospective tenants
- Prepare the Tenancy Agreement
- Complete an inventory, together with photographs
- Collect the deposit and first rental instalment
- Register the deposit with the Deposit Protection Scheme (DPS)
- Inform the relevant utilities
Let only service fees are 50% of one month’s rent plus VAT.
We charge an additional £150.00 for Inventories for properties up to £1500pcm, and £200.00 for properties between £1500pcm and £4000pcm.
Fully Managed Service
In addition to undertaking all aspects of the Let Only Service, we will also:
- Collect the monthly rent and forward this to you in the form of a rental statement
- Carry out regular property inspections
- Undertake the first inspection three months after the tenancy start date
- Undertake a further inspection at six months, then on an annual basis
- Inform you in the unlikely event that we find anything untoward during these visits
- Arrange routine repairs/maintenance from our list of approved contractors
- Organise the annual Gas Safety Check with our approved contractors
At the end of the tenancy we will carry out a final inspection and will advise on the distribution of the deposit, having regard to the initial inventory.
In addition to our Let fee of 50% of one month’s rent plus VAT.
Fully managed service fees are 10% of each month’s rent plus VAT.
The process of property rental through our Company is simple and straightforward.
Before taking a tenancy, an application form needs to be completed where reference and credit checks will be carried out.
Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts (payable to Christopher MA Wood Ltd ( ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 4 weeks rent if the annual rent under £50,000 per annum, and 6 weeks rent for tenancies where the annual rent is above £50,000
During the tenancy (payable to the Agent)
Payment of up to £50.00 if you want to change the tenancy agreement
Payment of interest for late payment of rent a rate of £2.75% above the Bank of England’s annual percentage rate for each day that the payment is outstanding ( for a late repayment ).
Payment of up to £200.00 for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Christopher MA Wood is a member of The Deposit Protection Service, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme.
